Louisville is located just east of Boulder and as a Louisville Realtor I have helped many people moving here buy a piece of the Louisville Real Estate pie.
Lately, Louisville, Colorado Real Estate has gotten a boost from Money Magazine the past few years. In 2005, Money Magazine rated Louisville #5 in its Best Places to Live Edition. In addition, Louisville got a big boost in demand in 2008 with the announcement of Conoco-Phillips buying the old Storage Tek property on the southeast corner of Louisville. Presently (May, 2009), Louisville Real Estate is still very strong and is one of the strongest markets in Boulder/Broomfield Counties. The biggest challenge we are facing now is the inventory is extremely tight this year, not as many houses coming on the market since people are content to stay where they are with the national economy fallout. Louisville, Colorado is again rated the #1 City to Live in the U.S. by Money Magazine (July, 2009) - View Article. And in 2007, Money Magazine rated Louisville #3 in its Best Places to Live Edition. In 2006, Money Magazine only ranked cities with popluations above 50,000 people. Louisville's population is just under 20,000. And in May, 2006 the following book was released "Frommer’s Best Places to Raise Your Family: The Top 100 Affordable Communities in the U.S." And Louisville was ranked #1 in their list. Recent big news for Louisville, ConocoPhillips Co. plans to open a Global Technology and Corporate Learning Center in Louisville. This could possibly make Colorado and the Boulder Valley a leader in energy reform, local economic developers and officials say. The Houston-based energy giant was the mystery buyer of the Storage Technology Corp. property along U.S. 36, which Sun Microsystems Inc. sold for $58.5 million on Jan. 28. ConocoPhillips hopes to have the center operational by 2012 to focus on renewable energy and high-tech carbon fuels recovery. In the long run, this will be a big plus for real estate appreciation in Louisville and the surrounding cities. Any time you have an increase in jobs in the area it will have a positive affect on the real estate market. More good news for Louisville: Broomfield-based Gaiam Inc. has filed a tenant-finish application with the city, making it a possibility that it will move its headquarters to 833 W. South Boulder Road. According to the documents and Louisville officials, the environmental media and products catalog company intends to move its 300 employees to 148,717 square feet of buildings, formerly occupied by Electronic Data Systems Corp. It is unclear whether Gaiam plans to purchase the building or sign a lease. 2007 population for Louisville was 19,379. And in 1997 the city population was 18,147, an increase of 7%. As you can see this is one of the reasons why Louisville Real Estate has been a good investment if you bought a Louisville Home during the late 1990's and on. The supply of Louisville Real Estate and Louisiville Homes have remained somewhat steady while the demand has been very high. Why has Louisville Colorado received such accolades? It's hard to say exactly why. I have lived in Louisville since 1996 and have seen it grow and change quite a bit. A lot of people who live in Louisville were one time Boulder residents and when time came to buy a house they ended up buying in Louisville because the prices were so high in Boulder. And Louisville is very close to Boulder--just a 10-15 minute drive down HWY 36 or South Boulder Road. A Louisville Relocation is a very popular choice for people moving here from out of state. The pluses of Louisville Real Estate are the following: excellent schools, a nice downtown with shops and restaurants, a small town with a community feeling to it, lots of parks throughout the city, its own Library and Recreation center along with a skateboard park, inline skating rink, and lots of tennis courts. Other pluses are easy commuting access to Boulder, Longmont, Broomfield and Downtown Denver. What are the negatives or challenges facing Louisville? The biggest issue facing Louisville is the ability to stay competitive with neighboring cities for sales tax revenue. Louisville does not have many large retail stores driving sales tax revenue while Superior and Lafayette have or have added recently large retail stores where a lot of Louisville residents shop.
